We are seeking a highly motivated and customer-focused Portfolio Leasing Specialist to join our team.
Reporting directly to the Director of Revenue and Leasing, this individual will play a pivotal role in driving occupancy rates and ensuring the success of the Real Estate Equities portfolio.
The Portfolio Leasing Specialist will oversee all leasing activities for their assigned properties by actively nurturing leads, scheduling showings with on-site teams, and closing on applications to achieve maximum occupancy levels.
Job Duties and
Responsibilities:
Effectively manage all leasing activities for the assigned portfolio of apartment communities, maintaining a keen focus on meeting and exceeding occupancy targets and leasing performance metrics.
Ensure a positive leasing experience by engaging with prospective residents promptly and professionally, responding to inquiries, conducting follow-ups, answering questions, and working as an effective liaison between prospective renters and on-site personnel.
Use skilled sales and leasing strategies to value proposition and overcome objections.
Facilitate the application process, screen potential applicants, and ensure all necessary documentation is collected accurately and efficiently.
Maintain strong knowledge about market trends and competitive positioning to assist with leasing strategies.
Collaborate with Director of Revenue and Leasing, property management teams, and marketing personnel to streamline leasing efforts and maintain a cohesive team approach.
Maintain accurate records of leasing activities, prospect status, and applicant status to prepare regular reports for the Director of Revenue and Leasing.
Ensure compliance with Fair Housing regulations and company policies during all leasing activities.
Continuously enhance leasing skills and knowledge through participation in training programs, workshops, and industry seminars.
Perform/prepare special projects.
Perform other duties, as assigned.
Position Requirements:
Proven experience in leasing or sales, preferably in the multi-family industry.
Strong communication, negotiation, and interpersonal skills.
Results and solution-oriented mindset with a track record of achieving leasing and occupancy targets.
Tech-savvy and familiar with property management software and CRM systems, Yardi experience preferred.
Knowledge of Fair Housing laws and leasing best practices.
Ability to work independently and collaborate as part of a team.
Flexibility to work weekends and occasional evenings as well as travel within the Twin Cities as necessary.
Excellent organizational skills and the ability to multi-task and meet deadlines.
Maintain professional office environment.
Ability to read, write and understand English, bi-lingual preferred.
Physical Requirements:
Ability to sit for long periods of time at a desk and computer.
Ability to sit, stand, bend, stoop and go upstairs as necessary.
Ability to lift to 10 pounds.
Monday- Friday:
